What was once mostly open desert land is now beginning to look and feel like a real neighborhood. Streets have been completed, brand-new homes are being built, residents are moving in and community spaces are opening.

Silverwood is still being developed. Some neighborhoods are already occupied, while other sections remain under construction or are being prepared for future homes.

Entering the Silverwood Community

One of the first things you may notice when entering Silverwood is how open the area feels.

The community is surrounded by the High Desert landscape, mountain views and wide roads. Although Silverwood is located in Hesperia, it feels removed from some of the busier and more established parts of the city.

That may be attractive to buyers looking for a quieter environment, a newer home and the opportunity to live in a developing master-planned community.

However, it is important to understand exactly what purchasing in a growing community means.

You are not moving into a completely finished neighborhood. You may see a combination of occupied homes, model homes, active construction, vacant land and areas planned for future development.

Some buyers enjoy moving into a community early and watching it grow. Others prefer an established neighborhood where nearby shopping, roads, schools, landscaping and services are already fully developed.

There is no single right answer. The best choice depends on your lifestyle, commute, household needs and expectations.

New Homes Are Being Completed Throughout Silverwood

As we continued driving through Silverwood, we saw completed homes alongside neighborhoods where construction is still active.

The available home designs may include a mixture of:

Single-Story Homes

Single-story homes may appeal to buyers who prefer having the main living spaces on one level. They may also work well for buyers who want to avoid stairs or are planning for long-term accessibility.

Two-Story Homes

Two-story floor plans may provide additional bedrooms, lofts, home offices, bonus rooms and separation between living areas and bedrooms.

Multigenerational Homes

Some floor plans may offer a private suite with a separate bedroom, bathroom, living area or entrance.

These designs may be useful for extended family members, adult children, guests or buyers who need additional privacy within the home.

The name of the suite will depend on the builder. Next Gen® is a Lennar term, while other builders may describe similar spaces as a private suite, guest suite, extra suite or multigenerational living area.

Homes With Larger Garages and Outdoor Space

Depending on the builder, lot and phase, buyers may also find homes with larger garages, additional parking, covered patios or yards that may have room for future improvements.

Every home and lot is different. Buyers should confirm what is included, what can be added later and whether HOA or city approval will be required.

Do Not Judge the Price by the Model Home

Model homes are designed to look beautiful and help buyers imagine what their future home could become.

However, the model may contain many upgrades that are not included in the advertised starting price.

These may include:

  • Premium cabinets and countertops

  • Designer lighting

  • Window coverings

  • Custom wall treatments

  • Appliances

  • Landscaping

  • Covered patios

  • Outdoor kitchens

  • Pools and spas

  • Furniture and decorations

Before deciding on a home, ask the builder to explain exactly what is included in the base price and which features are upgrades.

You should also ask for the total price of the actual home you are considering—not only the lowest advertised price for the floor plan.

The final price may include a lot premium, structural options, design-center selections, solar, flooring and other upgrades.

Questions to Ask Before Buying a Silverwood Home

The purchase price is only one part of the decision.

Before signing a builder contract, ask about:

  • The price of the exact home and lot

  • Current builder incentives

  • Closing-cost assistance

  • Interest-rate promotions

  • Rate-buydown options

  • HOA dues

  • What the HOA includes

  • Property-tax estimates

  • Community Facilities District or special assessments

  • Solar purchase or lease terms

  • Appliances included with the home

  • Front- and backyard landscaping

  • Internet providers

  • Builder warranties

  • Estimated completion date

  • Earnest-money deposit requirements

Builder prices, promotions, available homes and financing incentives may change quickly. Always request current information in writing.

Residents Are Moving Into Silverwood

One of the biggest changes we noticed during this visit is that Silverwood no longer feels like only a group of model homes surrounded by construction.

People are living there now.

You can see completed houses, vehicles in driveways, landscaped properties and residents using the community spaces. This gives potential buyers a better idea of how the neighborhood may feel as Silverwood continues to grow.

Visiting in person is important because builder renderings only show the overall vision.

Driving through the community allows you to see:

  • The distance between neighborhoods

  • Current construction activity

  • The surrounding land

  • Street layouts

  • Existing homes

  • Community entrances

  • Nearby roads

  • What an everyday drive may feel like

A beautiful home still needs to be in a location that works for your normal routine.

Test Your Daily Drive Before Purchasing

Before buying in Silverwood, drive from the community to the places you visit regularly.

Consider the distance to your:

  • Workplace

  • School or childcare

  • Grocery store

  • Medical appointments

  • Family members

  • Shopping and restaurants

  • Freeway access

  • Other regular activities

Try the drive during the same hours you would normally be traveling.

A peaceful location may be a major advantage for one buyer, while another buyer may want to be closer to established shopping, services or freeway access.

The right location is personal. Do not purchase based only on the appearance of the home.

Silverwood Community Amenities

During our visit, Silverwood was also holding its Summer Spectacular near the Village Green.

It was exciting to see residents gathering, children playing and people enjoying the developing community spaces.

The pool area and Village Green help provide places where residents can relax, gather and participate in neighborhood activities.

Before buying, confirm which amenities are currently available, who may use them, what hours they operate and whether any additional rules apply.

Future amenities and development plans may also change, so buyers should distinguish between what is already open and what is still proposed.

Bring Your Own REALTOR® Before Visiting the Builders

The sales representative inside the builder’s office works for the builder.

That does not mean the representative is doing anything wrong. It means their responsibility is to represent the builder’s interests throughout the transaction.

Your own REALTOR® can help you:

  • Schedule appointments with different builders

  • Compare available homes

  • Review prices and incentives

  • Ask what is included in the home

  • Compare floor plans and communities

  • Request information about closing-cost assistance

  • Review HOA, solar and tax information

  • Coordinate inspections

  • Track important dates

  • Advocate for you during the purchase

Many builders have registration rules that require your agent to accompany you or register you during your first visit.

Contact your REALTOR® before visiting the model homes. Walking into the sales office alone and registering directly with the builder could affect whether your agent is able to represent you later.

Ask About Builder Incentives

Builder incentives may include:

  • Closing-cost credits

  • Temporary interest-rate buydowns

  • Permanent interest-rate buydowns

  • Appliance packages

  • Design-center credits

  • Included upgrades

  • Reduced lot premiums

  • Price reductions

  • Special incentives on completed inventory

Some incentives may require buyers to use the builder’s affiliated lender or title company.

Do not automatically assume the largest advertised incentive is the best financial option. Compare the interest rate, loan costs, total cash required and estimated monthly payment.

You should also ask whether the builder has a completed or nearly completed home that has not sold.

A builder may occasionally offer stronger incentives on selected inventory homes, although discounts and promotions are never guaranteed.

Calculate the Complete Monthly Payment

Before purchasing, ask your lender to estimate the complete monthly housing expense.

The calculation may include:

  • Principal and interest

  • Property taxes

  • Homeowners insurance

  • HOA dues

  • Mortgage insurance

  • Solar payment

  • Special tax assessments

You should also plan for internet, utilities, landscaping, maintenance and future repairs.

A new home may require fewer immediate repairs than an older property, but it still comes with ongoing ownership expenses.
